10 Ways to Prevent Plumbing Leaks

1. Purchase a water pressure gauge. Turn off all water-dependent appliances and all spigots. Attach the gauge to one hose faucet and get a baseline reading. The ideal pressure in a home is between 30-80 psi. If pressure is too low or too high, you will need to have it adjusted. Low water pressure could be a result of sediment buildup and could lead to a clogged pipe. Water pressure that is too high can cause pipes to burst.
   
2. Take the time to tighten all visible pipe fittings, especially those under your sinks. This easy task prevents drippy fittings and possible mold growth.
3.  Installing a water softener is also beneficial. Reducing the mineral content in your water through a complex process of ion exchanges and salt tanks prevents damage from hard water.
4. Wrap insulation on your pipes to prevent freezing especially in more exposed areas such as garages and basements, where temperatures are lower.
5. In the Fall, disconnect and drain all outside spigots to avoid freezing and bursting pipes.
6. Annually check your boiler for leaks that waste water and, if left unaddressed, could damage the internal workings of the boiler.
7. Acquaint yourself with the location of your plumbing. Many DIY projects are sabotaged when homeowners accidentally drill through their water pipes.
8. Bursting washing machine hoses are a common issue for homeowners. Replace your hoses every five years and turn off the water supply to your washing machine when not in use.
9.  Condensation from air conditioning is removed through a drain pipe. Make certain these drains are not clogged and run freely.
10. Have your sewer drains checked regularly and be mindful of what you put down your drains. Grease is the # 1 pipe clogger!
