Coastal Plumbing Problems
There are many delightful advantages to living on the coast but unique plumbing challenges can create havoc with both air conditioning units and your home’s interior piping systems. Salt water and salt found in the air are the culprits that lead to pipe corrosion and mechanical issues in homes 50-100 miles from the water. Pipes are prone to corrosion from salt which can lead to leaking pipes and, if left unattended, to bursting pipes. Copper pipes are often used in homes for their durability and reliability but when exposed to salt they are not so valuable as salt can create pinhole leaks in piping. These leaks can be located and repaired but because salt is so detrimental to them it may be cost-effective to repipe your home.
Repiping is a big and expensive option but in the long run, it may be the best choice over continuous repair and replacement. The preferred piping choice for those living on the coast is either PVC or PEX piping. They are corrosion resistant and thus scale buildup is kept to a minimum. The downside to these plastic pipes is they are negatively affected by harsh sunlight and can become brittle and crack if exposed over time.
Air Conditioning Problems
Air Conditioning systems are also prone to salt damage as the salt corrodes metals such as aluminum, copper, and steel. Condenser coils are constructed of these materials and as salt corrodes these parts homeowners can experience problems such as freon leaks and blocked airflow resulting in poor heat transfer, and a reduction in efficiency. It is imperative these coils and other metal parts are kept clean by washing them with a hose periodically. Also, regularly monitoring the system for irregularities will help to reduce further problems.
Flooding
Flooding is another challenge for coastal dwellers. A flood can send salt water into piping systems and begin corroding them from the inside out. This type of damage is difficult to see and therefore more insidious and destructive. There are signs to look for that can expose this hidden culprit such as discoloration in the water, a metallic taste to the drinking water, low water pressure, and flaking on copper pipes. If any of these conditions are present it is best to call a professional to see what is going on behind the scene.
